Rental FAQs


Finding Calhoun County Rentals

Q. How do I find out what homes are available for rent?
A. Pick up a list at our office during normal business hours, or check our online listing.

Q. How much is the deposit?
A. A minimum deposit of one month’s rent is required.  All payments are due at the time of lease signing in the form of a cashiers check or money order.

Q. What does the question mark under the rental amount mean?
A. A question mark under the rental amount means that the unit is currently occupied and the exact date of availability is not known. Please call us about these properties, we may be compiling a waiting list on them.

Q. What does a date under the rental amount mean?
A. A date under the rental amount means that the unit is not currently available, but will be available after that date. Please call us about these properties, we may be compiling a waiting list on them.

Q. What if I see something I’m interested in?
A. If the unit is currently available, Come by our office and pick up an application.  The application form must be completely filled in and returned to us with the appropriate application fee ($20 per person, nonrefundable)and 2 most recent pay stubs or what ever you have that verifies your income before you can sign out keys.  You'll need to leave an I.D. to sign out keys.  Keys must be returned to the office the same day they are signed out.  If the unit is occupied, we can schedule an appointment for you to see the inside.

Q. I’ve seen the inside of the property, and I’d like to rent it.  What’s next?
A. You just need to tell us you want us to complete running your application.  We are now requiring that you have renters insurance at the time of lease.  We suggest that you start with the company that supplies your auto insurance.  But if they do not offer renters insurance a company that we suggest is Primerica Secure.  You can go to www.PrimericaSecure.com or call 877-855-8111.  You'll need the Solution #SEFA9 and the representative name is Brittain.

Q. I’m interested in Section 8 rental properties.
A. None of our properties are “pre-approved” for Section 8.  Each applicant should  initiate the Section 8 process at the local housing authorities and put in an application at our office. Once your rental application is approved at our office the housing authority will inspect the property to insure that it meets their minimum standards.

Current Tenants
Q. When is the rent due?
A. Rent payment is due in our office on the first of each month, and must be paid by the 5th of each month.  On the 6th, a late charge will be added to your account, and a reminder letter will be sent requesting payment.  Payments should be made with check or money order.  A slot in the office door allows rent payments to be deposited 24 hours a day, 7 days a week.

Q. I need a repair.  What should I do?
A. You should email our office, repairs@jbarents.com and explain the problem in detail, and provide us with detailed contact information.  Our repair coordinator, Sabrina, can help determine how to resolve the problem, and can also determine if the problem is your responsibility or if the owner will pay for the charges.  Please review your lease for details about repair charges.

Q. My lease is up soon.  What now?
A. You will receive a lease renewal letter, asking you to come to the office to sign your renewal, apx. 45 days prior to lease expiration.  It is your responsibility to sign said renewal or intent to vacate 30 days prior to lease expiration.  If vacate notice or lease renewal are not received your lease status will be month by month, which increases your rent by $50.00each month.

Q. I’m ready to move.  What do I need to do?
A. We need a written statement of your intent to vacate 30 days prior to your departure.  You can write this yourself, or pick up a form in our office.  If your lease is still current, you will be charged for breaking the lease, and you will still be responsible for the rent until a new tenant is found for your unit.  Your security deposit will be held until a new tenant has moved in. 

Q. What about my security deposit?
A. Your unit should be left in the condition that it was in when you moved in, less any normal wear and tear.  All charges on your account must be paid in full.  Charges for any damage or unusual cleaning will be taken from your security deposit.  You will need to arrange to have the carpet professionally cleaned at the time of your departure.  Once the unit has been inspected and cleared, you will receive a refund of your deposit promptly, if appropriate.

Q.  What if I have an after hours emergency?  

A. We have an emergency contact number that you can call.  If for whatever reason no one answers it leave a message and they will call you back as soon as possible.  The number is 256-343-1801.
